Three bushland sites in Belrose have been approved for sale on the open market, opening the way for up to 24 homes near Garigal National Park. The NSW Department of Planning, Housing and Infrastructure confirmed it expects to begin an expression of interest campaign in the near future to find a developer for the land. The sites are at 5 and 6 Elm Avenue and 106 Pringle Avenue and cover almost 62,000 square metres. They form part of the Belrose Corridor, a strip of bushland subject to biodiversity controls intended to preserve wildlife movement to and from Garigal National Park. Those protections substantially restrict the amount of land that can be developed. Only 16,940 square metres can be used for housing, while the balance must be retained as vegetation, public open space and a native wildlife eco-corridor. No more than 24 homes can be built across the three properties. Homes NSW and Landcom were given priority to consider the sites but did not proceed. The department said the surplus land had consequently been approved for an open-market sale for housing delivery.
