Scentre Group is proposing up to 1,600 apartments, including towers as high as 39 storeys, on land surrounding the shopping centre. Northern Beaches Council's Brookvale Precinct Planning Proposal forecasts 2,900 additional dwellings across Brookvale in buildings of up to 25 storeys. That figure includes 850 dwellings at the Warringah Mall site. A further 800 dwellings could be delivered across the suburb under the NSW Government's Low and Mid-Rise Housing Policy, taking the combined increase considered by planners to 3,700 homes. Scentre Group's proposal is substantially larger than the allowance used for the mall in Council's planning. It provides for 1,300 apartments by 2046 and another 300 beyond 2046. The mall site has been declared a State Significant Development, meaning its assessment does not follow the usual Council approval pathway.
