Northern Beaches residents have until 30 August to comment on a proposed single set of planning rules that would cover the whole local government area, replacing the four separate Local Environmental Plans and Development Control Plans now in use. The changes matter most to property owners considering development, particularly where a site may be rezoned or subject to new environmental requirements.
Northern Beaches residents have until 30 August to comment on a proposed single set of planning rules that would cover the whole local government area, replacing the four separate Local Environmental Plans and Development Control Plans now in use. The changes matter most to property owners considering development, particularly where a site may be rezoned or subject to new environmental requirements. The draft Local Environmental Plan, or LEP, sets the legal rules for land development under the state planning system. Its companion Development Control Plan, known as a DCP, provides the more detailed guidance used in assessing proposals, including landscaping, car parking and privacy requirements. Council says bringing the existing controls into one comprehensive LEP and DCP should make it clearer which rules apply in each suburb. Residents, property owners and developers will be able to use an interactive map on Council's website to check how the proposed controls apply to individual properties.
